Short Sale Offer Instructions

Prior to writing an offer on one of our short sale listings, please read the following instructions. This will save all of us time and will help us avoid counter offers. We recommend you follow all of the suggestions below. If you do not, the chance of getting your offer accepted will be very low. We use a professional shortsale negotiator on our transactions to give all of us the best chance of a successful closing. These are guidelines which we have determined assist in the successful closing of a shortsale. Rest assured, we close a very high percentage of our shortsale transactions and appreciate your help!


1) Earnest Money shall be NO LESS than $1,500. We prefer a $2,000 earnest money deposit, but we will not accept anything less than $1,500.


2) Our Short Sale Negotiator will not accept any file that does not use Chicago Title and Ticor Escrow (Kim Sutton). Please use "Within 30 days of bank approval" for the closing date on page 1 of the P&S.


3) Inspection contingency shall be no longer than 7 days on NWMLS Form 35.

4) Some of our sellers choose to Pre-Inspect the properties. If it has been pre-inspected, the report will be attached to the listing under the supplements section.

5) Short Sale Contingency period on NWMLS Form 22SS shall be NO LESS than 90 days. We prefer 120 but will not accept anything less than 90.

6) On Paragraph 4 of NWMLS Form 22SS check the box that says "may not". (We will never suggest that our clients accept an offer that does not follow this guideline.)

7) Paragraph 5 on NWMLS Form 22SS must have a)Deposit of Earnest Money, b) Inspection Addendum, AND c)HOA Review Period ALL CHECKED. If they are not, you will receive them checked on a counter.

8)You must include ALL attached documents from the supplements on the MLS with all offers.

9) Please provide a pre-approval letter with all offers! We cannot accept your offer if it is not attached to the offer. Also include signed off Form 17, Legal Description, and all other attached documents from the MLS listing with all offers.
